Description/Job Summary

The Building People, LLC, has a position open for a full-time Building Manager. The Building Manager should possess a strong knowledge of the building management industry. The Building Manager will work primarily with the Contracting Officer’s Representative (COR) to ensure the support services are being provided. The field office will also have management positions (e.g. Senior & Deputy Property Manager, Administrative Officer, and Procurement Technician) that the Building Manager will communicate with in regard to the services required.

Required Education

A minimum bachelor’s degree and 3 years of relevant construction management experience. The Building Manager shall have experience and have demonstrated their responsibility for leading a similar team(s) associated with construction projects.

Required Qualifications

  • A wide range of building management principles, concepts, and practices
  • Technical knowledge of building operations and maintenance, including industry operations and maintenance best practices
  • Knowledge of the property management industry, including private sector leasing protocols and practices involving facility operations and systems
  • Skills in interpersonal relations and in written and oral communications required to explain, evaluate and negotiate client and technical operating requirements; coordinate work efforts and negotiate resolutions to problems.
  • Ability to plan, schedule, and balance all technical aspects of multiple tenants requirements, such as complex alterations, and to independently determine and execute the appropriate sequencing of work required to fulfill client agency needs.

Preferred Qualifications

  • Interacts extensively with building tenants and client representatives on a recurring basis to assess their facility and facility-related needs, and to assure that the procedures used to obtain services are responsive and customer friendly.
  • Responsible for improving customer and client agency satisfaction with building services
  • Manages building operations, maintenance, repair, alteration, historic preservation, recycling, concessions, safety, environmental and security in leased buildings assigned.
  • Monitor and evaluate the performance of major building systems including HVAC, electrical, water distribution and fire life safety
  • Adjust the performance of systems as necessary to improve building energy and water efficiency and maintain proper indoor air quality
  • Oversee troubleshooting of at the equipment, system, and building levels to ensure compliance with laws and regulations
  • Manage building automation systems (BAS) and computerized maintenance management systems (CMMS) to enable proactive or predictive maintenance, establish control strategies, and align operations and financial management.
